The Ghaziabad sub-market has a large population base employed in the industrial sector and SMEs, and low-income workers looking to upgrade to better accommodation.
In the near future, the better areas within Ghaziabad, like Indirapuram and Vaishali, should continue to hold their ground while the lower-income profile areas of Sahibabad, Raj Nagar Extension and further developments coming up on NH-24 and GT Road will account for majority of sales volumes. Currently, the city also has more than a dozen big malls and multiplexes, and this figure is expected to double in the next few years.
Experts say that new developing areas like Raj Nagar Extension, THA (Trans-Hindon Area) and its neighboring areas will come up with more malls in the near future, which is likely to further boost retail in the city.
“Infrastructural developments like the extension of the Metro route to Ghaziabad and widening of the NH24 to six lanes are likely to aid in furthering residential developments in this area. The core demand is likely to come from the low and middle-income population for the residential offerings in this corridor,“

A total of 75 per cent of real estate developers expect property prices to rise in Ghaziabad and the National Capital Region (NCR) in the financial year 2018-19, a survey by online trading platform OLX showed on Monday. "75 per cent of the builders expect the property prices to increase in 2018-19, indicating revival of Delhi-NCR`s real estate market," a statement from OLX said here quoting the survey. The survey was conducted among 200 developers and property consultants in Delhi, Gurugram, Faridabad and Ghaziabad.
