After the land row, there has been a sudden
dip in property transactions in Noida Extension-Greater Noida belt and house
prices in Ghaziabad have been increasing steadily, with middle-income buyers
looking for INVESTING
in area such as Crossings Republik,
Indirapuram and Raj Nagar Extension.

Delay in implementation of projects in
Noida Extension also forced people to shift their sight to other areas in
Ghaziabad. "The price we are offering in Ghaziabad is one fourth of the
price prevalent in Gurgaon," says a developer, who adds that property
prices are set to double once new Metro line runs through the district.
Ghaziabad scores over
Noida Extension in terms of owning right of the land as most of the land in the
former including the entire Raj Nagar Extension area is freehold. Builders can
buy land directly from farmers and villagers and hold it for life unlike in
Noida Extension, where one can get land on lease for 90 years..
